Tight inventory, persistent buyer demand, and mortgage rates holding near 6% have supported modest Chicago home-value gains of 3-5% year-over-year, keeping trader focus on the narrow $339k-$345k range that commands over 42% combined probability. Redfin-reported median sale prices near $420k contrast with Zillow Home Value Index readings around $326k, underscoring source-specific resolution risk for the June 30 close. With only weeks left, final seasonal sales data and any late inventory shifts represent the main swing factors in this closely contested market, where small revisions can reallocate probability among adjacent bins.
