Recent May 2026 data from Zillow and Redfin show NYC home values and median sale prices holding in the $770K–$876K range with 3–4.2% year-over-year gains, supported by tight inventory and resilient buyer demand despite elevated mortgage rates near 6.3%. With resolution just weeks away, trader sentiment clusters around the $606K–$620K range as markets price in continued modest appreciation rather than acceleration or reversal. The narrow spread between the leading 48% and 38.5% bins reflects uncertainty over June transaction volumes and any final adjustments in Zillow Home Value Index methodology or seasonal factors. Key near-term catalysts include fresh June listings data and broader economic releases that could shift rate expectations or risk appetite.
